What should commercial real estate email marketing do?
It should put each offering in front of the investors, tenants and owners it suits, with the key numbers up front, and show you who’s interested. OneHive Mail pairs email marketing with a CRM: commercial listing, lease and investor deal designs, an Investor contact type, segments, link-by-link click reports and hot leads.
Commercial designs
Offerings and lease availability, with the numbers first
Investors scan for cap rate, NOI and price before anything else. These designs put fact tables and metrics up front, ready to fill in the designer, with your branding filled in.
Commercial listings
Five layouts for a property for sale: hero photo with two rows of metrics, photo beside the title, a full data sheet, photos with investment highlights, and a brief letter with the key numbers.
Lease availability
The same five layouts for space for lease, with lease terms at a glance and buttons to request the lease package or book a site tour.
Investor deal flash
A one-page net lease summary with a lease abstract, or a photo beside the tenant and lease terms, for a quick note to your investor list.
Offering memorandum flyer
Cap rate, net operating income, size and price per square foot up front, then highlights and a “Request the full OM” button.

See who’s interested
Know which offering caught someone’s eye
A commercial email list is small and every reply matters. OneHive Mail shows you exactly who opened and clicked what, then keeps the follow-up on the same screen.
Link-by-link click reports
See which links were clicked and by how many people, so you know whether the rent roll or the site plan drew the interest.
Who did what
Filter a campaign’s recipients to the people who opened or clicked, and export them to CSV.
Hot leads
Mark “Request the full OM” as a hot link, and everyone who clicks it appears in Hot leads, with clicks from email security scanners left out.
Engagement score
Hot, warm or cold at a glance for every contact, from the last 90 days of opens, clicks and activity.
A timeline for every contact
Emails, opens, clicks, notes, calls and meetings in one place, so you can see an investor’s history before you pick up the phone.
A pipeline you define
Stages from new lead through offer and negotiation to client by default, renamed to match how you run a deal.

Business-to-business email
Consent still applies when you email businesses
Canada’s anti-spam law covers commercial email to businesses as well as consumers. An address someone published, or handed you on a business card, without saying they don’t want commercial messages can give implied consent, but only for messages relevant to their business role. In the US, CAN-SPAM covers business email too, and every message needs a postal address and a working opt-out.
OneHive Mail records how each contact agreed, including implied consent from a published address, adds your identification and an unsubscribe link to every email, and stops emailing anyone who opts out.
Pricing
Every feature on every plan, priced by active contacts
Plans start at $25 USD/month with 3 users included, in Canadian dollars for customers in Canada and US dollars elsewhere. Contacts kept only in the CRM don’t count toward your plan.
Questions
Questions from commercial brokers
Can I send a new offering only to the investors who fit it?
Yes. Give investors the Investor contact type and tag them by what they buy, such as “Net lease” or “Industrial”, or by city. A segment such as “contact type is Investor AND tag is Industrial” updates itself as you add people, and you send the offering to that segment.
Does OneHive Mail have a data room or confidentiality agreements?
No. The offering memorandum design has buttons to request the full OM and to sign a confidentiality agreement, and they link to the data room or form you already use. OneHive Mail shows you who clicked them.
Is it a deal management or commission tracking system?
No. It’s email marketing with a built-in CRM for the relationships around a deal: contacts, a pipeline, notes, calls, tasks and a calendar. Offers, documents, e-signatures and commissions stay in the tools you use for them.
Do I need consent to email other businesses?
Yes, in most cases. CASL covers commercial email to businesses as well as consumers, although an address someone published or handed you on a business card can give implied consent for messages relevant to their role. In the US, CAN-SPAM covers commercial email to businesses too. Our article on email consent for real estate explains both.
Can several brokers share one account?
Yes. Every plan includes 3 users, each with their own name, title, photo and contact details filling into the designs they pick, and an owner on every contact. Extra users are $5 USD/month each.
How is it priced?
By active contacts: the people who can receive your email marketing. Plans start at $25 USD/month with every feature included. Lawyers, lenders and others you keep only in the CRM, and anyone unsubscribed, bounced or archived, don’t count.
